The perfect summer vacation house: sandy beach, dock, swimming, fire pit, grill or easy stroll to restaurants and stores in Bolton Landing; plenty of room to be with friends and family and also private areas for quiet times all wrapped up in a very fresh and yet classical setting.

Tucked along the shore of Sawmill Bay with beach and shallow waterfront, great for children and waders. 100' dock (still shallow at the end of that). The main living areas are on upper level with living room-dining room-kitchen great room with raised ceiling over the living room portion. French doors and windows frame the magnificent views of the lake and open to the deck where you can enjoy life. Central to the living room area are the couches and chairs gathered around a table for comfortable conversation and allowing easy access to the deck, kitchen, and dining room areas.  The kitchen, newly updated with stainless appliances, dishwasher, marble countertops, electric stove, wine cooler is well equipped for tenants' needs. There's a sitting area at the counter with chairs for 3.  The adjacent dining area is equipped with a large dinning table, separated from kitchen by gas fireplace (non working at this time). A bathroom with copper sink basin, bidet-toilet and shower tub. Down the hall, bedroom with queensized bed (green coverlet), an office area and a second bedroom with queensized bed (brown coverlet) with large walk-in closet. Master bath is 3/4 with bidet toilet. The empty room shown in the virtual tour is being retained by the owner so will not be available to tenants.

On the lower level down the stairs into a hallway leading to the two car garage. There's a bedroom on this floor, queensized bed, adjacent to 3/4 bath. A sitting room with a sofa sleeper next (it has large window looking onto the enclosed porch and out to the lake), a family room is next to this with a sofa sleeper, television, gas fireplace, access to the enclosed porch and the laundry area. The bunk room is next to this with one set of twin bunks and a single bed. There is a new 3/4 bath off the hall.

Airconditioning/heat system in main house, wifi, cable or something similar, generator. Sheets and towels will be supplied. Wifi boosters have been added to enhance the connection.

On the grounds along  Finkle Brook which wanders along the northern edge of the property is a small guesthouse, simply furnished with a gas fireplace, television and sofabed. The floor is brick and the ceiling is high, no bathroom.

There are walkways along the side of the house leading to house and waterfront including the fire pit and picnic table.
